How to factor contingency allowances into architectural renovation bids?

Unlike new construction, renovations routinely reveal unforeseen conditions once demolition begins—such as corroded plumbing lines, deteriorated wiring inside walls, uneven slab levels, or hidden dampness. To manage these unknowns responsibly, professionals include a dedicated contingency allowance in preliminary budgets. Rather than rolling this buffer into higher general markups, it should be presented as an explicit provisional line item. The contract should specify that the contingency fund is not an automatic payment to the contractor, but a reserve drawn upon only when unexpected site conditions arise and are approved in writing through formal variation orders. This maintains budget transparency and protects both the contractor’s margins and the client’s finances.
